Nobody wants to move into a new home, only to have to update or replace the roof.  This step can be expensive, as well as kind of a headache to have to deal with.  If you’re selling your home, and the roof is within its last five years, it’s a good idea to replace it before you list the house.  Not only does this make more people interested: it also increases the value of your home since it’s an update that would be deemed necessary to whatever buyers took over the house.
